I provide clear, practical advice to help you care for, adapt, and secure consent for listed buildings, conservation areas, and heritage assets across Hull, East Yorkshire, and North Lincolnshire.

If you’re planning a change of use, sensitive alterations, repairs, or an extension, I help you understand what is likely to be acceptable and how best to move your project forward. I take a straightforward, collaborative approach—balancing your aims with the historic character and significance of your building, so you can make informed decisions with confidence. As an independent heritage conservation consultant, I work flexibly on both small projects and complex schemes, often alongside architects, surveyors, engineers, and other specialists.

With decades of planning and conservation experience in the Hull area, I bring in-depth local knowledge supported by nationally recognised conservation training. My career includes senior conservation roles at Hull City Council, managing grant schemes in Hull’s Old Town, preparing Conservation Area Appraisals, and helping to rescue historic buildings at risk. I hold a Postgraduate Diploma in Building Conservation (University of Reading) and have worked on a wide range of heritage projects across East Yorkshire and beyond—supporting the repair, reuse, and long-term care of historic buildings and places.

Based in Yorkshire, I work closely with homeowners, developers, businesses, charities, and public bodies throughout Hull, East Yorkshire, and North Lincolnshire. I’m happy to consider projects elsewhere in northern England and the Midlands—especially where clients value the character and history of their buildings.

You may benefit from my advice if you are buying a heritage property, facing planning or listed building challenges, need specialist guidance on traditional materials and repairs, or have been asked to submit formal heritage documentation. I am ideally involved at an early stage, helping to shape strong proposals, reduce risk, and improve the success of planning and listed building applications.

If you’re considering changes to a historic building or need clear, trusted conservation advice, I’d be happy to discuss your project. Get in touch to find out how I can help.

Heritage Appraisals & Statements

In UK planning, Conservation Area Appraisals and Heritage Statements serve different but linked purposes. Conservation Area Appraisals are prepared by local planning authorities to explain why an area has special architectural or historic interest, defining its character and key features. Required under the Planning (Listed Buildings and Conservation Areas) Act 1990, they provide the evidence base for managing change and are used to assess whether proposals preserve or enhance the area. Applicants don’t usually produce these documents, but they are expected to understand and respond to them when designing proposals.

Heritage Statements, by contrast, are prepared by applicants and are required where development affects a heritage asset or its setting, including listed buildings and conservation areas. Set out in national planning policy and Historic England guidance, they must explain the significance of the asset, assess the impact of the proposal, and justify the approach taken. Poor or missing heritage information can delay or invalidate applications, lead to refusal, or result in enforcement action. Put simply, getting this right is essential to securing consent and avoiding costly problems later on.
